One of the factors that can deter people from investing in real estate from afar is the inability to see the property in person and the feeling that it is “somewhere in a foreign country,” out of sight. The irony is that once this concern is addressed, an investment apartment in Greece is a golden opportunity these days—as the island nation is still “licking its wounds” following the 2008 economic crisis, which led to a dramatic drop in housing prices, particularly in the capital, Athens. At “Palmo,” we understand the natural concerns involved in investing in a property from afar, and so we’ve decided to take things a step further and organize a tour for you that includes an exclusive look—the first of its kind and scope in Israel—at all the hottest and most vibrant investment locations in Athens.

What is the secret to Athens' charm?

Athens is a beautiful and vibrant city made up of diverse neighborhoods, each with its own distinct character—ranging from more “quiet and green” areas suited for young, affluent families, to student and young adult neighborhoods with a lively nightlife, and bohemian neighborhoods adorned with graffiti where artists, intellectuals, and writers reside. Those who live in Athens also have the privilege of living in a historical and cultural powerhouse considered a landmark in human history, where the concepts of democracy, academia, and the foundations of theater as we know it today were born. As such, the city is home to a wealth of historical monuments, such as the Acropolis (Temple of the Gods), the Parthenon, the Theater of Dionysus, the historic Agora Market, and more.

Whether it’s the youthful Kipseli neighborhood, the quiet and upscale Zografou, or the bohemian Exarchia, adorned with street art—what unites most of Athens’ neighborhoods is their consistently high rental potential and the steady rise in property values, starting from 2018 onward.

Let’s not forget that beyond being a tourist bonanza, Athens also serves as a student city, hosting an average of over 250,000 students annually, both local and international. It is also popular among digital nomads due to its vibrant character and the fact that it is a “city that never sleeps.” Digital nomads create additional potential for mid-term rentals, which can benefit apartment owners who, on the one hand, are interested in a stable income but, on the other hand, do not want a commitment that is too long-term.

So—do you like the neighborhood? We’ll leave that for you to decide…
Let’s get started.

If you’re going to get lost in the alleys of Athens, do yourself a favor and make sure it’s in Athens’ Plaka neighborhood!
Have you explored Plaka, visited the Acropolis, and are now looking for a moment of peace away from the hustle and bustle? Looking for a nice neighborhood just a stone’s throw from the bustling city center? Set your Waze (or rather, Google Maps, since the Waze app isn’t very popular in Greece) to Kokaki.
Another neighborhood vying for the title of "the Florentin of Athens" is Psiri.
Dubai is right here: If you’re thinking about buying an apartment as an investment in Greece, you should start memorizing this name right now—Elinikon.
Ilion is a well-established neighborhood in the southern suburbs of Athens, known for its picturesque surroundings.
Gizi is located northeast of Athens’ historic center and is known for its blend of tradition and modernity—making it a fascinating destination for both locals and tourists.
Aglao is considered a quieter, more peaceful neighborhood, and its appearance is reminiscent of Neve Tzedek or Kerem HaTeimanim, as it too features small buildings and narrow streets.
Another popular destination for investment and/or living in Athens is Attiki—a neighborhood in the northern part of Athens that is considered to be a developing area and offers a wide range of public services, parks, educational institutions, restaurants, and cafes.
Kissariani is part of Athens’ eastern suburbs, along with Ambelokipi, Pegrati, Zografou, and other neighborhoods. This area combines the convenience of being close to the city center with a more relaxed and peaceful lifestyle than that of bustling downtown Athens.
The Votnikos neighborhood is considered a popular area, in part because it is home to the Faculty of Agriculture, which has approximately 4,000 students.
Neos Kosmos—which translates to “New World”—lives up to its name. Once a blue-collar neighborhood teeming with garages and commercial buildings, the area has experienced a renaissance and “renewed growth” with the opening of art spaces, restaurants, theaters, and bars among its old buildings.
Hand on heart, how many of you knew that Piraeus is a port city in its own right and not “just” Athens’ famous port?
Hand on heart, how many of you knew that Piraeus is a port city in its own right and not “just” Athens’ famous port?
Spolia is a quiet, upscale neighborhood that is home to young families and students and boasts a rich cultural life—just a short distance from downtown Athens and the historic triangle.
Close to the city center, quiet and comfortable, unpretentious, and considered a prime investment destination—welcome to the Colonos neighborhood, also known as “Academia Platonos,” named after Plato’s Academy in ancient Athens.
Are you looking for a quiet neighborhood with ocean views, located between the bustling city center and the beautiful beaches of the Athens Riviera? You’ll find all this and more in the Kalithea neighborhood.
Are there any doctors in the audience? The Ambelokipi neighborhood is particularly popular among students, families, diplomats, and medical professionals because it is home to several hospitals as well as a medical school.
Remember the enormous size of Pristari, Aglao, and Zografo? Well, Fegarti is a whole different story.
