This is a middle-class suburban neighborhood west of central Athens, featuring theaters, green spaces, cultural institutions, and archaeological sites. The neighborhood borders Highway 1, which runs north to south and connects Athens with Thessaloniki.
Among Athens’ developing neighborhoods, an interesting landmark worth noting in Spolia is the Kapnergostasio Center for Culture and the Arts, built on the ruins of an old tobacco factory that burned to the ground in 1925. After the fire, the factory ruins were covered with a massive, earthquake-resistant glass roof, and today the center serves as a hub for Athens’ contemporary art scene and houses the Parliament Library.
Spolia is considered one of the top real estate investment destinations in Athens and recorded the highest increase in average asking prices during the first quarter of 2023 compared to the same period the previous year (a total of 16%). The amenities and living experience offered by the neighborhood, along with its proximity to the bustling city center, play a key role in the rise of real estate values there and thus serve as a magnet for investors. Additionally, prices there remain attractive compared to other neighborhoods in Athens where significant increases have already occurred.
