The Pangrati neighborhood of Athens

This is a relatively modest neighborhood in size, whose population consists mainly of Greeks of middle- to upper-class socioeconomic status. Over the years, Pagrati has also become home to quite a few artists, actors, intellectuals, hipsters, and members of Athens’ young middle class. It cannot be described as “posh and pretentious” like the other Athens neighborhoods we’ve mentioned—but it is certainly considered a high-quality, affluent neighborhood.

The entertainment district of Fegarti is considered quieter and more “classic,” though it’s just a short walk from the bustling center of Athens. In the heart of the neighborhood, there’s a beautiful park and a variety of local restaurants and bars. In Fegarti, you can find a selection of boutique shops, thrift stores, traditional taverns, art galleries—including the National Gallery—a conservatory, and other cultural institutions. It also features modern office buildings alongside “green spaces.”

"A stadium and the neighborhood surrounding it"—this is one way to describe Fegarti, which boasts a spectacular monument: the only stadium in the world made entirely of white marble—the Kleimermaro Stadium, also known as the "Panathenaic Stadium," named after the famous team. The first modern Olympic Games were held in this stadium in 1896, and today it also hosts performances by Greece’s top artists, much like the Caesarea Amphitheater in Israel.

The Pegerti neighborhood is home to the "Zapion Gardens"—stunningly beautiful gardens also known as the National Gardens of Athens. The gardens span over 60 acres and feature well-maintained paths, fish ponds, ducks, a fountain, trees, flowers, and an abundance of birds. All of this is just a few steps away from the hustle and bustle of the city. The park was designed by a German agronomist who specially imported 500 varieties of trees and plants. The gardens are bordered by Syntagma Square to the north, the Temple of Zeus to the south, the Kallimarmaro Stadium to the southeast, and the Presidential Palace to the northeast.

In recent years, Fegarti has been experiencing rapid growth and development, which has attracted a large number of investors. Real estate prices in the neighborhood have seen impressive increases in recent years, rising by approximately 40% between 2017 and 2020. Its geographical location in the heart of Athens, combined with the tranquility and cultural offerings it provides, make it a real estate bonanza, and as a result, many buildings in the neighborhood have undergone upgrades and renovations in recent years.
