The Kipseli neighborhood of Athens

Before we begin describing the neighborhood’s history and what it has to offer, we should note that Kipseli, like other neighborhoods in Athens, is currently considered one of the top destinations for real estate investment in Athens and offers exceptionally high return potential, given its central location, the quality of life it provides, and its proximity to the Athens University of Economics and Business. Due to its inherent potential, real estate prices in the neighborhood have risen significantly since 2017 (the year marked as the beginning of Greece’s recovery from the crisis). However, it is still possible to find opportunities for profitable real estate investment in the neighborhood, as housing prices still have a long way to go before they peak.

What is it about Kipseli that attracts young people, families, and tourists—both Greek and foreign? It is a huge neighborhood with over 65,000 residents, and some refer to it as more of a district than a neighborhood. It is divided into various sub-areas, with the famous “Fokinos Negri” pedestrian street at its center, featuring well-kept gardens and seating areas alongside a variety of cafes and restaurants. The neighborhood’s roots date back to the late 19th century, when it was developed as an upscale residential area for the Athenian elite. Since then, the neighborhood has undergone quite a few transformations and changes, and today it is home to a diverse and interesting mix of residents from various socioeconomic backgrounds and ethnic origins. Yet, it has managed to maintain its status as an authentic Athenian neighborhood with its own unique character.

Kipseli boasts an excellent and diverse culinary scene, ranging from traditional to international cuisines. In addition to its culinary offerings, it features cultural landmarks such as the Municipal Theater, the City Park, and the Market, which host concerts, theater performances, and farmers’ markets. The streets are adorned with street art, avant-garde galleries, and boutique shops, including secondhand stores. Due to its somewhat bohemian character, it attracts many artists, intellectuals, poets, composers, producers, actors, and intellectuals. Additionally, Kipseli is home to many students attending the Athens University of Economics and Business, located in the southern part of the neighborhood, as well as young couples and families. The neighborhood features a variety of architectural styles, ranging from Neoclassical, Art Nouveau, and Bauhaus to modern architecture.

Kipseli is currently considered one of the top real estate investment destinations in Athens, thanks to its central location, high quality of life, and proximity to the university. With the encouragement and guidance of the Greek government, there are quite a few projects underway to renovate properties and build new residential complexes—including the “Palmo” project, which is still in the marketing phase.
