The Zografou Neighborhood in Athens

Welcome to Athens’ unofficial student capital—Zografou.

The Zografou neighborhood is quite large and has a population of over 70,000. It is considered a quiet and pleasant area, and is best known for the National and Kapodistrian University of Athens, which is regarded as one of the most prestigious universities in Greece and is attended by approximately 100,000 students from around the world. The university’s location in Zografou has had a decisive influence on the character of the neighborhood’s population, a significant portion of which consists of students and academics. While the National and Kapodistrian University of Athens is considered the neighborhood’s leading institution, there are other higher education institutions nearby, such as the large campus of the National Technical University and the medical schools in the Gaudi neighborhood, located north of Zografou. All of these factors create constant demand for apartments in the neighborhood from students, both Greek and foreign. This fact makes Zografou one of the most sought-after neighborhoods for investment in Athens. The neighborhood boasts several parks and green spaces.

VOLOU

Location

Four kilometers east of downtown Athens, at the foot of Mount Hymettus. It borders the neighborhoods of Ilisia and Goudi.

Transportation

Zografou is well-served by bus routes and is well-connected to all parts of Athens. Although there is currently no metro station in the area, there are plans to build no fewer than three metro stations in the area, which will make it easier for students to reach other parts of the city. At this time, the new stations are expected to open around 2027.

Rental potential

Students, academics, and young middle-class families. There is usually an increase in demand for housing from July through October, the period when many new students from the European Union arrive to take advantage of their eligibility for free undergraduate education.

Good to know

In the Ilisia neighborhood, which borders Zografou, flows the Lilisos River, lending a magical and unique atmosphere to the entire area.
