While prices in Greece have risen in recent years, and those who have purchased an apartment are already reaping the rewards of their investment, it appears that the Greek real estate market—as well as the government’s incentive policies—have not yet run their course. Greece’s gradual yet steady recovery from the crisis, the global vote of confidence reflected in foreign investment and the entry of international companies into Greece, and the growth figures—all of these point to a forecast of continued rises in housing prices, both in major cities and in other regions. Therefore, anyone investing in an apartment in Greece today is still expected to receive a handsome and impressive return.
In short, the government has not yet let up on its efforts to attract investors. If we return to Prime Minister Mitsotakis’s remarks from 2023, when he announced the tightening of Golden Visa conditions (“We want to increase the availability of properties for the Greek people”), we can infer from them a shift in trend and the beginning of a greater focus on Greece itself and the ability of its citizens to purchase apartments on their own.
Given the changes in the Greek economy in general, and in its real estate market in particular, now is the time to “jump on the bandwagon” and take advantage of the opportunity to purchase property there—whether through the Golden Visa program for European residency or at a lower price—and the sooner, the better.
