Recent studies show that properties in the “premium zone”—the optimal distance from an airport—enjoy a 15–37% increase in prices compared to more distant properties. However, it’s important to understand the delicate balance of proximity to an airport: a property very close to an airport offers maximum accessibility, but can come at the cost of noise and quality of life. In Athens, neighborhoods such as Glyfada and Voula, located 12–18 km from the airport and connected to the Blue Metro Line (Line 3), saw price growth of 8.8% in 2024—nearly double the citywide average. One reason for this is the perfect balance of optimal proximity to the city’s airport.

Israelis who have moved to Greece—many of whom are “on the line” to Israel—can benefit greatly from the airport’s proximity.

 

Maximum Accessibility Zone (1–5 km): Who is it suitable for?

Properties in this price range offer excellent accessibility, just 10–15 minutes from the airport. This is an ideal location for frequent flyers, businesspeople who need to travel abroad for meetings on short notice, or investors looking to maximize their vacation rental potential.

But—and this is an important “but”—at this distance, you need to be aware of the noise impact. Not everywhere, but certainly in areas located directly under flight paths. The impact on prices can be significant: a study examining the relocation of Athens’ old airport found that when the airport ceased operations and the noise disappeared, real estate prices jumped by 15%–25%.

The solution lies in a careful examination of flight paths. There are points a certain distance from the airport where you can’t hear a thing, and there are points at the same distance where the noise is noticeable. The key is not just the physical distance, but the location relative to the takeoff path and the prevailing wind direction.

Prime Location: Direct access from the property to the airport (0–1 km)

This area is primarily suited for functional properties—serviced apartments for business travelers, hotels, or very short-term rentals. Accessibility here is almost immediate, but it’s important to note that permanent residential properties in this area are priced 10–20% lower than similar properties located further away.

That doesn’t mean you shouldn’t invest in this area—but it’s a good idea to tailor your investment strategy accordingly. If you’re planning to develop serviced apartments for executives who stay in Greece for a week or two, this could be the perfect fit.

 

Different airports, different opportunities

Athens International Airport is the largest in Greece, handling 25 million passengers a year. The connection to the city center via Metro Line 3 has created a “value corridor” that turns every station along the route into an investment opportunity.

Properties located within a 10- to 15-minute walk of metro stations on this line command a 12- to 15% premium—not because they are close to the airport, but because they are conveniently connected to it.

Thessaloniki Airport is smaller but significant and growing, handling 7 million passengers a year. The Thermi area, located 15–20 minutes from the airport, is becoming a magnet for foreign investors and businesspeople.

One of the advantages of investing in Thessaloniki is that prices are more affordable than in Athens, while still offering all the benefits of a major city and excellent access to Europe. Digital nomads and high-tech workers are discovering the city, and its proximity to the airport is a key factor in its appeal.

On the islands, it’s a completely different story— Instead of proximity to an airport, here we’re talking about direct flights. Islands with direct flights—Mykonos, Santorini, Rhodes, Crete—attract 3–4 times more tourists than islands that require a connecting flight. The impact on real estate values is dramatic.

 

How do you spot the perfect opportunity?

Step 1: Check the flight route map

Not every point X meters away from an airport is the same. Visit the Civil Aviation Authority’s website, download noise maps, and see where the planes actually fly. Sometimes a difference of just 500 meters makes all the difference.

Step 2: Check public transportation—it’s not just about distance

A property 15 km from the airport with a direct metro connection is worth it much more than a property 7 km from the airport that requires a taxi or private car. Public transportation is the real magic when it comes to accessibility.

Step 3: Keep track of the upgrades

The aviation and transportation sector is dynamic—just as some airports may cease operations, there are also plans in Greece to upgrade certain airports. The Hellenic Ports Authority plans to invest 200 million euros by 2030 in airport upgrades—areas undergoing infrastructure upgrades are expected to see a 5–10% increase in prices.

Step 4: Visit during peak hours
